The Decadent Deluxe Delight package includes all the features of the Sprinkle Starter and Sundae Standard packages, and layers in an additional level of agent and buyer or seller client-care, brand awareness, and transaction coordination services.
Licensed REALTOR®/Transaction Manager will:
Provide weekly “Client-Care” Updates to buyer/seller clients
Provide the buyer and/or seller weekly easy to read "Client-Care" updates of their purchase or sale containing key information relevant to the transaction - what's happened, what's coming up, and with key contract event deadline progress
Send a branded heads up to both buyer and seller clients of what to expect and how to prepare for the inspection process
Disclose a list of agent's preferred insurance agent referrals to buyer clients, and ensure the lender receives the insurance binder in a timely manner
Disclose a list of agent's preferred inspection referrals to buyer clients
Ensure title has received a completed branded Title Company Information Form with the buyer or seller information as needed
Provide branded instructions to prepare for closing - such as what to bring, who to speak with regarding wire transfers, where to go, etc.
The Sundae Standard package includes all the features of the Sprinkle Starter package, and layers in the following client-care and transaction coordination services for your files.
Licensed REALTOR®/Transaction Manager will:
Oversee progress of all Lender required contingencies and deadlines
Work closely with Lender to track critical appraisal dates - ordering, confirmation of scheduling, and delivery date tracking of appraisal
Offer concierge style communication upon request
Provide utility connection service contacts to buyers
Collect information from sellers which aide buyers at move in
Notify sellers or co-op listing agent inspection date/time, and with best practices to prepare for inspections
Ensure buyers are working with Lender to clear loan conditions, selecting insurance provider, checking that financing approval deadline is met, and preliminary CD is signed on time
Work to collect paid invoice receipts, and/or evidence of repairs as needed to satisfy any repairs required by the lender or as agreed and written between the parties
To help ensure a timely closing and communication to all parties
Track Clear To Close from lender, ensure documents are delivered to title, and final CD is disclosed to all parties prior to closing
Communicate discrepancies to agent-client and obtain additional addenda, notices, and signatures as needed
Oversight of appraisal ordering & delivery tracking
Tracking of contingencies & critical deadlines
Concierge-style communication with clients (buyer/seller tips, utilities, inspections, etc.)
Coordinat loan condition clearance & financing approval
Organize and maintain agent’s document platform (Dotloop, SkySlope, Command, etc.)

The Sprinkle Starter package focuses primarily on paperwork management, broker compliance, and begins upon receipt of an executed contract for cash or financing files.
Licensed REALTOR®/Transaction Manager will:
Analyze executed contract for accuracy and required addenda and notices
Communicate discrepancies to agent-client and obtain additional addenda, notices, and signatures as needed
Add contract to agent's private/business calendar with all critical dates, deadlines, and add pre-set reminders
Send client, lender, and title a welcome notice with specific key dates
Clean up, organize, and continuously work agent-client's online file; DocuSign, DotLoop, SkySlope, TransactionDesk, Zip Forms, etc
Ensure filing of escrowed contract and receipts - all required LREC, Louisiana REALTORS® and Broker forms, Settlement Statement, Buyer Representation Agreements, Lead Based Paint and Flood Disclosure, Wood Destroying Inspect Report (WDIR), Surveys, Subdivision/HOA information, Condo documents, Title Commitments, home and supplemental inspection reports, repair invoices, and termination/cancellation forms, etc
Draft Addenda or Amendments for price changes, extensions, etc. and route through to title as needed
Submit complete file for and work to obtain Broker Compliance approval
Provide agent a compensation summary and track closing check if not present at closing to receive in person
Present buyers with home warranty options, and collect and invoice Home Warranty to title (retained in agent-client's online file
Manage collection of buyer's final walkthrough or acceptance form from client or the other agent
